Robert Hughes had owned the Carnforth Brow site for years and, like most landowners, was approached repeatedly by national housebuilders offering to buy the land outright. Each offer left the development profit on the table.
JER structured an alternative: rather than sell, the landowner partnered with JER to take the scheme through planning, funding, design, construction and sale — keeping the development margin within the landowner's own balance sheet.
The role spans the full turnkey: optioning the site, leading the planning application, arranging senior debt and equity, appointing and managing the contractor team, and delivering the completed plots to market.
